A realtor friend of mine called me in 2012 to talk about consolidating her two mortgage loans into one with a new refinance but her income was down at that time and she could not qualify for the loan. We stayed in communication for the next two years while she first filed her 2012 tax returns and then her 2013 tax returns. Finally, we jumped on the refinance and were able to get her refinance loan closed in May of 2014.
